A large incentive may be tied to the builder's preferred lender or title company. Compare the interest rate, points, fees, credits and total cash needed at closing — not just the advertised incentive amount.

Design-center upgrades & structural options

Some upgrades are difficult to add later; others may be far less expensive after closing. A useful strategy separates structural, lifestyle and resale-value priorities from purely cosmetic selections.

Lot premiums, drainage, roads & future phases

A premium lot can still have tradeoffs. Review slope, water flow, sun exposure, adjoining parcels, traffic, future streets, planned construction and other site conditions before paying extra for a location.

Independent inspections, walkthroughs & punch lists

New does not mean perfect. Discuss available inspection opportunities during construction and before closing, then document incomplete, damaged or defective items and understand which concerns the builder will address after closing.

Builder contracts, deposits & completion dates

Builder agreements may use different forms and deadlines than a traditional resale purchase. Pay close attention to deposits, financing requirements, selection deadlines, completion-date provisions and change-order rules.

Warranty procedures & future resale competition

Understand how warranty requests are submitted and resolved after move-in. Also consider that if the builder is still selling nearby, your future resale home may compete against new inventory and builder incentives.
